Overhead vs underground tanks

Overhead tanks are more exposed to temperature and sunlight, which can encourage algae growth, while underground sump tanks are more prone to sediment settling from the water supply itself. Both need the same fundamental drain-scrub-sanitise process, though access and time can differ by tank type and location.

Water tank cleaning is priced per tank, so the cost is the same straightforward rate whether the property is a 1BHK or a larger home — what determines the price is the tank itself, not the size of the property it serves.

When to book

Twice a year is the general guidance for most households, though buildings with visible algae, discoloured water, or an unusual smell from the tap should book sooner rather than waiting for the next scheduled clean. It's also worth booking as part of moving into a new property, alongside move-in cleaning, since you often can't verify when the tank was last cleaned by a previous occupant.

What's not included

This service covers cleaning, not plumbing repair — leaks, cracks, or structural tank damage are outside scope and should be assessed by a plumber. Water quality testing isn't included; if you have ongoing concerns about water quality beyond sediment and algae, that's a separate service from a cleaning visit.

Crews use sanitising agents safe for water-storage tanks alongside manual scrubbing tools to remove sediment and algae from tank walls and the base. Products used are chosen for tanks used with potable water supply, following standard drain-scrub-sanitise-refill practice rather than harsh industrial chemicals.

How to prepare for your visit

Let the building or property manager know in advance if the tank serves multiple units, since draining it will briefly interrupt the water supply — this is worth timing around low-usage hours where possible. Confirm access to the tank (rooftop access for overhead tanks, or the sump cover location) so the crew isn't delayed on arrival. If you know roughly when the tank was last cleaned, mention it — this helps the crew anticipate how much sediment buildup to expect.

After the visit

Let the tank refill fully and run the tap for a few minutes before regular use, to flush through any residual sanitising agent from the cleaning process. If the property has multiple tanks (for example, separate overhead and sump tanks), confirm with the crew which one was cleaned so you can plan the other separately.

Signs it's time to book

Discoloured water, a faint smell from the tap, visible sediment when the tank is opened, or simply not knowing when it was last cleaned are all reasons to book sooner rather than waiting for the next scheduled six-month clean — especially in a newly occupied property where the tank's history is unknown.
